What is the secret formula for escaping the rat race and becoming financially free? Well obviously, your passive income must exceed your expenses. In Robert Kiyosaki's Rich Dad Poor Dad, he discusses how the game of monopoly explained the way to wealth. In the Monopoly board game, 4 green houses are turned into one red hotel, right?

Well, let's apply this to real estate. As one former mentor of mine stated, you use the 4 green houses as your “deals” to generate cash then converting that cash into a red hotel, which is in turn your “cash flow”. The red hotel could be a bigger deal like an apartment, an office complex, even a business, or anything that can earn money while your not physically there.

As an investor you should never focus on holding properties starting out to build wealth. Many of the late night infomercial gurus tell you how easy it is to cash out at closing and how easy it is to create cash flow in real estate. I want to inform you of something they forget to leave out: Single Family Homes are not designed for cash flow!!!

They are designed for one thing for investors - to generate cash. You should first focus on building a system in order to flip these types of deals so you generate cash. Then and only then, you should turn to invest the cash into a bigger deal for cash flow.

The benefit of this strategy is two fold.

First, this allows you to do deals without risk, while you learn the market. This way you learn your market and make money at the same time without getting in over your head with vacancies, tenants, and property management.

Next, and more importantly this allows you to build cash reserves for your business. In the early years of my career, I made the mistake of attempting to build wealth before I had cash on hand. I focused on creating passive income from Single Family Homes and here's how the typical deal went.

First I would buy the property using my own credit. Mistake number one. Next, I would look for a tenant buyer to buy the property. So, usually within 30 days, I would find this tenant buyer. Now, after I had a tenant buyer in the property, I would make, at best around $100 - $150 per month. After a few months, my tenant buyer would move out or I'd have to evict or something dramatic always seemed to come up. Now after the tenant buyer would move out, I would have at least $3000 in expenses for fix-ups, clean ups, and miscellaneous expenses. Therefore, it would take 30 months before making my money back from that one person that moved out.

This is a simple example that doesn't include vacancy rates, showing the property, any ads to re-sell the property, and more importantly the energy that it sucks out of you. After you have cash on hand, you may decide that you want to experiment with lease optioning houses for cash flow if you're in a market that is climbing in values. But if you take this step before you have the necessary cash on hand to run your business, then its just plain ole financial suicide! I've seen more real estate investing businesses go under from making this HUGE mistake.

Thank goodness there's a better formula to escape the rat race. And here it is, in detail:

First, generate cash through flipping homes to replace your current salary or income from your job.

Then, continue to flip homes to generate enough cash to invest with.

Finally, begin to look for larger deals that will bring cash flow whether it's a business, apartments, or office buildings with the cash that you have on reserve.

Take these steps to build wealth and you'll avoid the many problems and headaches that many new investors experience from owning real estate that keep them from attaining financial freedom.

If someone owed you money, would you accept payment in the form of Monopoly money? Unless you were playing Monopoly and really wanted to buy Park Place, you would not. No, you would not accept it because it is not real money.

Most of us can easily distinguish the difference between genuine money and play money from a board game. We recognize the characteristics of real money.

However, many investors do not recognize the characteristics of counterfeit sellers. And because these folks sound genuine and say or ask some of the right things, too many investors waste their time dealing with counterfeits or pretenders. Some investors, do this much too often, get stressed out because they can?t buy a property, and ultimately cave in and quit the business of real estate investing.

But it does not have to be that way.

Trained people can distinguish between a real $100 bill and a fake. There are some distinguishing marks on a real bill that most counterfeits cannot duplicate.

And armed with a little bit of knowledge, you can also differentiate between a really motivated seller and a phony that says some things that would make you think they are the real thing.

Here?s some indicators to help you when you?re dealing with one of these individuals. Of course, there?s always exceptions, but generally these will help you gauge when it?s time to walk away from a counterfeit.

What is a motivated seller?

I have yet to meet someone walking around with a ?bandit sign? that identifies them as a motivated seller. And I confess that I have only been an investor for slightly a little more than three years, so it?s not impossible, but I have yet to have a motivated seller put a gun to my head and drag me over to their house because they just don?t want it anymore.

If only it were that easy. Even an investor with the I.Q. of a catfish would be a phenomenal success investing in real estate.

The reality is that you have to know what to look for in a genuine motivated seller. They have an urgent need to sell their house. In other words, they have a problem that needs immediate attention. Selling the property the traditional way by listing it with a real estate agent at market value is not an option. The property needs to be unloaded NOW.

So what are some of the pressing problems that will motivate a seller to accept an offer at less than full market value?

? Foreclosure

? Bad health

? Retirement

? Divorce situation

? Property condition

? Death in the family

? Job transfer and need to move quickly

? Job loss and can't afford the payments

? Financial problems triggered by too much debt

? Purchase another home and are now making two mortgage payments

The seller just needs some relief from their mortgage payments.

And that?s where you come in. You must find out if they are motivated sellers. But how you ask?

Well, you just ask them a simple question like, ?why are you selling your house??

If they tell you that they heard real estate is hot and just want to know what their house is worth, do you think you have a motivated seller?

If they tell you that the neighbor across the street just sold their house for $90,000 and they are wondering if their house will sell for more because their house is larger, do you think you have a motivated seller?

If they tell you they want to sell the house but are in no hurry to sell unless they absolutely get top dollar because they have done all sorts of things to the home since they bought it, do you think you have a motivated seller?

NO. NO. NO.

You?re dealing with counterfeits. You?re wasting your time. Next.

A motivated seller will disclose why they need to sell their home pronto. If they give you one of the reasons noted such as a pending divorce or a death in the family, and insist they will move out as quickly as you can close, you have a no-kidding, genuine motivated seller. So does this mean you automatically buy a property every time.

Not exactly.

After you find a motivated seller, you must submit offers that provide benefits for both the motivated seller and for you. Real estate investing is not about stealing property from someone in dire straights, but about solving problems in a way that benefits the seller.

It?s still a matter of you finding out what the real problem is and then providing the solution. If the seller needs to sell quickly, you need to be in a position where you have the ability to use creative techniques, the cash, or access to cash so you can quickly do the deal. The faster you can do the deal, the faster the seller gets the relief they are desperately seeking to get from you so they can get on with the rest of their life.

It?s true about money and it?s just as true about real estate sellers. A real thousand-dollar bill is worth a lot of money. So is a real motivated seller. Counterfeits abound everywhere. No one wants to get stuck with a counterfeit bill because it?s worthless. And no serious real estate investor wants to get stuck with a counterfeit seller because they can also be worthless. In either case, you lose. So make it a point to spot the real sellers from the pretenders and your business will take off to new levels.

Thirty years ago the fledgling video game business was struggling to make a name for itself as it competed with toys, playing cards and board games for customers. The early games like Pong, Pac Man and Donkey Kong were very basic in terms of technology, and they had very little creativity involved with their designs and functions. While the celebrities at the recent Video Game Awards were not quite on the Hollywood A-list, it will not be long before the ones that are will be showing up. They are already starting to license their names for the games, so it only makes sense that they will all be showing up at this event in the future to accept their awards.

The Video Game Awards show began this year with a big-budget open that looked like something out of a Jerry Bruckheimer film. Samuel L. Jackson made his way from his dressing room to the stage as he encountered various strange characters along the way, much like a video game. When he arrived on stage he picked up a laser gun and began to shoot the members of the classic rock group Kansas as they played their signature song Carry On My Wayward Son. There was impressive choreography, elaborate lighting and laser effects. Guys were being shot with laser guns and flying off the stage on harnesses, and the whole thing looked like a high-tech computer game that had come to life.

While the format of the show was very much like a Hollywood award show, it had a certain independent feel to it with a bit of a raw edge. Presenters and award winners were constantly saying things that needed to be bleeped out, edgy, young bands played loud music and Samuel L. Jackson seemed like he was infused with the energy of the crowd as he scream-talked his way through the night.

Being true to the Hollywood awards ceremony format, there were clips of video games that were played throughout the show. This was one of the highlights of the show, for it allowed the viewers to see glimpses inside the worlds of these games. I am quite certain that many viewers who had never seen any of these new games before suddenly had a new found respect for them. They even had clips of games that have not been released yet, like the new one by Tom Clancy called Ghost Recon and another new one called Big Shock that is due out in the spring of 2007.

It is not by accident that the video game industry is starting to look like the film industry. Sony, who makes Playstation 3 and PSP (Playstation Portable) also makes movies for Hollywood. The film industry has been very good to Sony, and they definitely had this in mind when they created Playstation 3. In order to utilize the format and features of this console the designers of the games have incorporated many Hollywood filmmaking techniques into the production process of their video games, as have the makers of the Xbox 360 and Nintendo Wii games. The result is that you get games that seem like movies.

The camera angles, storylines, lighting and sound effects of today?s video games are very similar to what you would see with a big budget Hollywood movie that plays in theaters. The commercials that you see on television and on the internet for the latest games are produced like movie trailers. They even have televised award ceremonies now for the video game industry that look very much like the Oscars or the Golden Globes.

All of the old classic movies like Scarface, The Godfather and Star Wars have all been turned into video games. A lot of the old actors like James Caan and Al Pacino were actually involved with the making of these classic movie games in which they offered their voice-over talents.

But there is one great advantage that video games have over movies, and that is that they offer interaction. You can actually be involved with what is happening on the screen, instead of just watching it like you do on television or at a movie theater. This gives one a feeling of empowerment that one just does not get from simply watching a movie. These games offer more than an escape, they offer a journey into another world where your actions have no real negative consequences.

Video games have come a long way since the days of Pong, Pac Man and Donkey Kong. While the Video Game Awards are not quite the Oscars yet, they are certainly on a pace to give them a run for their money in the future in terms of publicity. Celebrities are starting to notice that the spotlight on Hollywood is being shared by a newcomer to the world of entertainment, and they are following the light, as they do naturally. It is an inevitable natural progression, much like the relationship between a whale and a pilot fish.

Bigger and bigger celebrity names are starting to integrate into the computer game industry, and as this happens it only means more publicity for both parties involved. This is also ultimately good news for those who play Xbox 360, Playstation 3, Nintendo Wii games or even PSP downloads, for as the industry gets bigger and bigger, the games and the consoles will only get better and better.

    Do you have a love hate relationship with money?

    How many people fear money? This question might seem a bit confusing because the average person thinks that people fear not having money or worry about running out of money. One would think that just about everyone wants it and can't get enough if it. But seeing how fast people throw it away (spend it foolishly) you would think they absolutely hate it!

    The truth is that millions of people fear having money itself. Think about it. Why else would they spend it so fast and so foolishly. They might think they don't deserve money or they may fear the responsibilities that can go along with having large sums of money.

    I think that's the real truth of the matter. Being afraid of having the responsibilities that come with money is what people are really afraid of. A profound quote comes to mind, “To whom much is given much is required”.

    If people constantly fear money then it will always elude them. Opportunities to make money appear almost daily but if we're afraid of responsibility, change and success that comes with money then we'll never see them.

    Having an excess of money is definitely a great problem to have. But not having the basic financial education to manage it can prove financially fatal. Luckily the solutions are relatively simply.

    1. Play financial board games

    If you haven't played Monopoly for a while I highly recommend it. Ask yourself how it can be applied to real life. Your own finances. Your own business.

    Actually you can play virtually any board game that uses play money and involves a significant amount of strategy. Feel free to do some research for tips and game strategies before you play in order to learn how to win the game. This will start teaching you to do research about investment opportunities before you play the game of money for real.

    You could also invite a few people over to play and ask them to each bring over a surprise gift worth five dollars or so then the winner gets the prizes. It's amazing how much more real the game gets when there's actually something to gain after you win instead of just simply winning.

    2. Make a list of your money fears

    Grab a piece of paper and a pencil. Draw a line down the middle. At the top of the left column write, “Things I love about money” and at the top of the other column write, “Things I hate about money”. Write 10 things in the left column and 10 thing in the right column. Only spend a few seconds thinking up each one then write them down quickly. Then when you're done think about some of the things you can change to start converting the “hate money” column over into the, “love money” column.     3. Help others solve their own money fears and problems.

    The best way to solve your own problems is to help other people solve the same problems. Try taking a job for a financial management company. You could become a financial consultant of some type. Maybe you could be a business opportunity retailer. By doing this a universal law kicks into action and like magic, your own worries and problems start to correct themselves.

    The following spelling games can be used by parents to reinforce spelling in children:

    SPELLING GAME 1: USE BOARD GAMES, SUCH AS MONOPOLY

    Play any game that is normally played with dice with the child — Monopoly, for example. The parent can continue to move her token forward in the normal way by throwing the dice, but the child must orally spell a word to move forward.

    To select words that can be used, the parent can use words from the child's schoolwork that he often misspells. She must make word cards of these words. It is best to use not fewer than 20 words and not more than 30. When playing a board game, the same 20-30 words can be used, or if the child already knows how to spell them, other words can be selected. The parent must thoroughly shuffle the word cards, and then put them in a pile upside down on the table between the two (or more) players.

    When it is the child's turn to play, the parent must take a word from the top of the pile and then say the word aloud. The child must spell the word. If the child spells the word correctly, he may move his token the same number of spaces as there are letters in the word. For example, for a word of seven letters he may move his token forward seven spaces. The word card is then put aside. If, however, he misspells the word, the parent must show the word to the child, and the child must spell the word aloud three times while looking at the word, and then three times without looking at it. Then the word is put at the bottom of the pile, so that it will come up again later. If the child misspells a word, he may also not move his token for that turn.

    SPELLING GAME 2: HIDE AND SEEK GAME

    Use the letters of a particular word, and build new words with these letters. For example, if one decides to use the word ?difficulty,? one would write this word on a piece of paper and put it in front of the child.

    The aim of the game is that the child must make a list of all the words he can think of using only the letters of the chosen word. It can also be played as a competition, meaning the parent can play it with the child, and at the end, the one with the largest number of correctly spelled words, wins.

    There are always many words that can be formed in this way, and in an indirect manner the spelling of the chosen word is practiced, while many other words are also tested for spelling. A few examples of words that can be formed from the letters of ?difficulty? are: if, left, cult, cliff, fifty, duty, etc.

    Note that each letter may be used once only. The letter f appears twice in the word ?difficulty,? and therefore a word like ?fifty? is acceptable. ?Dull,? however, is not acceptable.

    Some examples of words to be used: alphabetical misunderstanding occasionally postponement mayonnaise multimillionaire credibility determination education friendship generosity hippopotamus.

    SPELLING GAME 3: WORD JUMBLES

    Another interesting method of practicing spelling is by making word jumbles. The child then has to sort out the confused letters to come up with a word, which he has been taught before.

    Words must be selected from the child's schoolwork. Use a piece of paper, and write the word jumble on the paper. For example, if the letters ?hergun? are written on the paper, the child must rearrange them to form the word ?hunger.?

    SPELLING GAME 4: NAME, SURNAME, ANIMAL, AND CITY/TOWN

    To play this game, the parent and child will both need a piece of paper and a pencil. Write the 26 letters of the alphabet on a piece of paper, and select a letter at random. The parent and the child must now, as fast as they can, write down a name, surname, animal and town that starts with the selected letter. The one that finishes first gives the other party only 5 seconds, before shouting “Stop!” and then all pencils must be put down.

    Ten points are awarded for each correctly spelled word. If both parent and child had exactly the same word under one of the headings, for example, both had the same animal, only 5 points will be awarded if the word was correctly spelled.

    Say, for instance, the letter “d” was selected:

    Names: Douglas, Danny, David.

    Surnames: Davis.

    Animals: dog, dinosaur, deer.

    The Settlers of Catan has been the flagship for German Style Designer Games for many reasons, some of the main ones being its elegant simplicity and its depth of strategy. Your choice of strategies will influence your initial setup and overall game play. The separation of strategies that are outlined in this series is a bit artificial, but it is useful to understand the concepts behind them. In practice, players will use a combination of these strategies during gameplay. This article, the third in this series, will discuss the Rare Resource Strategy.

    In the Rare Resource Strategy, examine the board to see which commodity will be the hardest to get, and consider putting one of your settlements on the best tile for that commodity. A supply of a rare commodity may be more important than an extra 2/36 chance of a sheep.

    Basically, this strategy is about identifying the rarest resources, and making sure you have access to them. There are two types of rare: rare in overall production (due to bad numbers being on them), and rare in position availability (fewer number of hexes have the resource, like ore and brick in the basic game, which only has three hexes each instead of four hexes like wool, grain, and wood). In many cases both will happen, such as when ore and brick have bad numbers on them in the basic game.

    This strategy is not a monopoly: you don't necessarily want to be the only person on these hexes (as seen in the Monopoly strategy in Part 4, this may not be such a good idea). You just want to make sure you have them. This could be taken to the extreme, for example a player who goes for ore and brick, because they are the two rarest, but is more commonly used along with another strategy. This strategy can work well with a Cartel strategy, described in Part 4.

    The crux of this strategy is realizing that you will pay dearly for rare resources later on in the game, and so you should plan ahead by getting them early. A reduced overall production value early in the game to get those rare resources is usually more than offset by not making 3:1 or 4:1 trades later in the game to get them.
